Main marketing channel

Initially, Greg relied on pay-per-click advertising, but it didn’t perform well in his market. After seeing the ROI drop, he shifted to direct mail, which has since become the backbone of Velocity House Buyers’ marketing — now accounting for 70% of their efforts.

Greg favors direct mail for the control and precision it offers, as it allows him to connect directly with motivated sellers and achieve better results.

“Mail is literally 70% of our marketing. I like how we can control who we send the message to, unlike pay-per-click.”

Decision to use DataFlik

Greg first learned about DataFlik through peers and industry podcasts. When he decided to invest, he found integrating DataFlik’s data into his marketing campaigns to be straightforward. The pre-formatted lists made it especially easy to boost his direct mail and cold calling efforts.

Greg’s team mails to around 11,000 people in one county, consistently closing 1-2 deals per mail-out. Despite the challenges of operating in the competitive New York market, they’ve been able to maintain steady results by leveraging DataFlik’s tools.

“We mail about 11,000 people every five to six weeks, and we get at least one deal every time, sometimes two or three.”

Examples of deals closed

One of the standout deals Greg closed using DataFlik was a pre-foreclosure property that earned him a $33K assignment fee. Another notable deal involved acquiring multiple condos at a steep discount, each packed with significant equity.

“One deal got us $33K on a pre-foreclosure. Another lead got us three condos, each with $65-100K in equity. All of this came from DataFlik leads.”

Advice for others

Greg found the transition to DataFlik seamless. Now he encourages other real estate professionals to invest in a long-term strategy and maximize their profits by carefully tracking their results:

“It was super easy to transition to DataFlik. My advice: stick to it for six to 12 months and track everything. If you don’t know your numbers, you can’t fix what’s broken.”

Future plans

Looking ahead, Greg wants to grow Velocity House Buyers’ presence in their current markets by fine-tuning their strategies and boosting profits. The team is also working on expanding their portfolio by picking up more rental properties, which they see as a smart move for long-term retirement security.

“Our plan is to keep going deeper in our markets, optimizing what we’re already doing, and increasing our net profits. We’re also focused on buying more rentals because that’s a great retirement plan. We’re really happy with DataFlik and the results we’re getting.”
